Pre-Purchase House Inspections

Pre-Purchase House Inspections

SERVICE OVERVIEW

Are you a first home buyer?
Buying an investment property?
Is it time to upgrade your home or are you looking at downsizing?

Whether you’re a first timer, an investor ready to build a property portfolio, or you’re just wanting a location change, the team at The Home Inspection Hub can take the stress out of making that purchase decision.

A Pre-Purchase house inspection from an independent and reliable Inspector is a worthwhile investment. At The Hub, we have a team of Building Inspectors, accredited Architects and specialist Inspectors who are all highly experienced. Our Inspectors are equipped with an exclusive mobile app, that has been designed to produce a thorough house inspection report, covering the inside and outside of the property.

To know what you’re buying, there are some important elements to consider. Your Inspector will assess these items to make sure you know exactly what you’re paying for.  These elements include:

Site

Look for driveway cracking, concrete lifting, clogged gutters, sagging in the ceiling of the garage, carport and water under the house or a wet backyard.

Interior of building

Look for settlement inside the house, doors sticking, squeaky floorboards, rising damp on solid brick homes.

Foundations

Check for rotten timber stumps, settlement under strip footings and cracking in brickwork.

Wet areas

Check for leaking outside of the shower recess, damaged skirting board, mildew on bathroom walls and ceiling.

Exterior of Building

Inspect for rotten window frames and sills, water damage to balcony floor frame, pointing or mortar loose/cracked to hips / ridges / valleys.

Services

Inspect for safety switches not installed correctly, smoke alarms not fitted in correct location, low water pressure, water dripping from hot water service.

Underfloor & roof space

Examine the area for mould growing underneath the floor and leaks in the roof space.

Pests

Look for termites/white ants, and soft, hollow timber in skirting boards, windows and doors.

POPULAR QUESTIONS

The team at The Hub will aim to meet your requirements in arranging the inspection time. Your Inspector will contact your sales agent, on your behalf, to arrange a time that suits everyone. Your Inspector will then contact you to confirm the date and time of the inspection.

At The Hub, we can carry out inspections across metropolitan Melbourne, Central Victoria, Geelong and the Mornington Peninsula.

Depending on the size and condition of the property, a standard inspection will take approximately 1-2 hours to complete.

Your Inspector will be happy to meet clients on site at least 45 minutes after the confirmed inspection time. If you cannot make it on site, your Inspector will verbally take you through the details and your report will be emailed directly to your inbox.

Your Pre-Purchase report will be prepared via a custom-built mobile application. The Inspector will then email you a copy of the report within 24 hours.
